Robert E Bainbridge's article, "Assessing grant and Demand of Convenience Stores" (July 2003 issue), provided a detailed and thorough review of invest and demand analysis. However, in my 30 years in corporate finance, and financing and appraising convenience stores, I have not seen such an analysis used by way of owners of one to ten stores. not many convenience store owners know the meaning of a location quotient. The analysis the author described would provide the appraiser with its meaning. However, it would not exhibit the thinking of the market participants, which is what we should use in appraising.
